AB  - Multi-criteria models for decision-making are an instrument used in various fields
within processes that require a choice between several alternatives, and are based on the
comparison of various aspects of potential solutions, among which it is possible to
establish a hierarchy. A certain number of such models are also applied in the field of
architecture, and they are intended, among other things, to evaluate the potential of
buildings for various types of adaptations or to select an adequate intervention in
relation to the current state and characteristics of the observed object and its location.
The paper represents the historical development of models for decision-making and the
influence on the creating of contemporary multi-criteria models, the application of
experiences from other fields, grouping according to certain criteria and the shaping of
elements of multi-criteria models throughout history.

AB  - Since adaptations are an increasingly common type of activity architectural practice, and buildings out-of-use are a problem faced by a growing number of cities, the paper discusses the structure and segments of multi-criteria models created in different contexts, which are developed to contribute to better decision-making in the process of adaptation, to achieve maximum economic, environmental and social sustainability. The choice of the appropriate architectural and structural intervention is influenced by several criteria, among which, mostly, the decisive ones are those related to the economic viability of the entire adaptation process. The paper presents a comparative analysis of criteria, applied valorization, and applications of five multi-criteria models. The criteria considered within all types of adaptations have been determined, and those that are specific to a certain type of intervention or context have been pointed out. Regarding applied valorization systems, the advantages and disadvantages of MCDA methods used to develop the analyzed tools, quantitative and qualitative scales of evaluation of criteria and indicators are recognized, as well as the possibility of changing their weighting factor. Since the models are intended for non-professional users, the simplicity of the application was considered. Although the focus of research is on the adaptation of office buildings by adaptive reuse, models that include other types of adaptations are also analyzed, because certain segments of these models may be important for creating new models with a greater degree of personalization, which application may extend the period of the useful life of adapted buildings.

Организација грађења и основе менаџмента [Електронски извор] : предмер и предрачун радова

AB  - Овај практикум је намењен студентима Архитектонског факултета, као додатна литература за вежбе на предмету Организација грађења и основе менаџмента, на 3. години Основних и Интегрисаних академских студија.
План вежбања прилагођен је фонду часова вежби и броју студената и обухвата израду предмера радова, без предрачуна, на задацима који се односе на одређени део архитектонског објекта. Вежбе прате предавања на којима се излаже градиво из области извођења радова у високоградњи и грађевинског пословања, односно менаџмента у грађевинарству. У практикуму су вежбе подељене према групама радова, тако да се на једноставним примерима објашњава принцип обрачуна радова према датој јединици мере, тј. начину обрачуна. Због ограниченог фонда часова вежбе обухватају карактеристичне групе радова и позиције, које се најчешће појављују у пројектима. Вежбе за одређене групе радова праћене су нумеричким примером.
Практикум садржи и прилоге који додатно помажу практичном савладавању предметног градива. То су: списак типичних позиција са начином обрачуна, угледни пример за предмер радова за индивидуални стамбени објекат, као и пример за предрачун радова са општим и предрачунским описима.
Принцип рада на вежбама подразумева да, након уводног објашњења о позицијама радова и начинима за њихово израчунавање, студенти, на мањим пројектима, припремљеним за вежбе, раде задате позиције на одговарајућем листу за израду предмера.
Правила за рад на вежбањима, колоквијумима и испитима, потребни прибор, као и начини бодовања, посебно ће бити објашњени студентима, у складу са курикулумом предмета.

The Conversion of Office Buildings into Hotels in the Historic District: Legislative Benefits

AB  - Conversion, as a type of building adaptation, is becoming an increasingly common kind of
architectural practice in many cities. Various aspects of this topic are the subject of numerous
analyses and research interests, mostly, focused on drivers and obstacles of the conversion process.
Although the conversion is still not sufficiently present in modern construction practice in
Belgrade, several office building conversions to luxury hotels were completed on the territory of the
central historic districts. Also, many vacant heritage buildings were noticed. Considering the above
mentioned, the Serbian standards for classifying hotels into categories are analyzed, to examine the
difference between the procedures for conversion of heritage buildings and non-heritage buildings
into hotels, in terms of application of the standards. Although the status of heritage buildings, in
many cases, can be an obstacle in the process of building conversion, this paper presents the
legislative benefits of converting heritage office buildings into hotels.

AB  - U savremenoj arhitektonskoj praksi može se primetiti da je, pored nove gradnje, sve veći fokus na različitim metodama adaptacije već izgrađenih objekata. U okviru istraživanja koja su usmerena na ovu temu, razmatraju se različiti aspekti procesa adaptacije.

Višekriterijumski modeli su osmišljeni kao instrumenti pomoću kojih se, u ranim fazama projektovanja, procenjuje potencijal postojećeg objekta za određeni vid adaptacije i ekonomska opravdanost procesa u celini. U radu je prikazana analiza principa valorizacije koji se koriste u višekriterijumskim modelima za evaluaciju potencijala objekata za različite metode adaptacije.

Cilj istraživanja je razmatranje načina povezivanja kvantitativnih i kvalitativnih skala kojima se mere parametri i kriterijumi ovih modela, kao i načini uspostavljanja hijerarhije među njima.

Potencijal prenamene poslovnih u hotelske objekte u Beogradu

AB  - Rezime: Poslovni objekti van upotrebe predstavljaju problem velikog broja gradova. Jedan od načina rešavanja ovog problema, pored renoviranja radi korišćenja objekta u iste svrhe, rušenja i izgradnje novih objekata na mestu postojećih, jeste njihova prenamena, budući da su različiti vidovi ponovne upotrebe objekata sve zastupljeniji način delovanja u savremenoj graditeljskoj praksi. Izbor nove namene je, najčešće, uslovljen tržišnim potrebama pojedinačnih gradova. U Beogradu je, usled porasta broja stranih turista u poslednje dve decenije, došlo do potrebe za povećanjem smeštajnih kapaciteta. Broj hotelskih objekata je povećan i prenamenom objekata van upotrebe. Najveći broj prenamenjenih objekata se nalazi u okviru kulturno-istorijskih celina, što je u skladu sa tendencijama u razvoju turizma u Beogradu. U radu se razmatra potencijal prenamene poslovnih u hotelske objekte u Beogradu.

AB  - This paper offers the possibilities for providing easier access to MEP systems in multi-storey apartment buildings from mass post-war developments, common for ex socialist countries. Insufficiently defined ownership relations and legal regulations in this area are the cause for inadequate access to and maintenance of MEP systems. The aim of the research was to indicate the need for establishing new technical and technological conditions and laws on building and maintenance of MEP in mixed ownership apartment buildings both in new market and in social conditions. The research included the analysis of buildings belonging to typical apartment blocks. Measures and recommendations for the improvement in the design stage as well as interventions in existing buildings and regulations are presented as the research outcome.

Economic Evaluation of the Energy Efficiency Improvement Projects

AB  - The process of adaptation of the buildings in architectural projects is codified by a set of energy efficiency regulations that are mandatory and which affect designers. To fulfil these requirements certain investments are necessary, which influence the economic performance of the project in construction phase, as well as in the long run over the building’s exploitation period. Therefore, an analysis of the economic effectiveness of the project is needed, which would also take into consideration the operation phase of the project, to include the whole life cycle. The methodology of the life cycle costs and savings analysis is presented in the following sections, which would be adjusted to the specific preconditions of the energy efficiency improvement projects, availability and possibility to gather relevant input data, as well as the perspective and understanding of architects as prospective analysis practitioners. The format of the proposed study is created to comprise several steps or phases, and their contents would be further elaborated. The methods that are applied include analytical procedure, comparisons, deduction and elaboration of the existing tools, and techniques and methods in the field of economic analyses in architecture and building construction. The resulting procedure allows for practical and theoretical implementation in actual projects. It is simple and straightforward to conduct, easy to understand, and open for expansion.

AB  - For many years, in global practice, there are standards and procedures in design

AB  - The research is devoted to the creation of a model for classifying building elements and related sitework in the design documentation. The nature of the design and construction process requires creation and collection of a wide range of information at each stage of the of the building life cycle. Specifics of this process requires a clear format which will provide transmission of the information consistently among different phases. Directions of construction development and tendencies of the world’s highly developed systems indicate that it is necessary to pay more attention to the process preceding the construction, which certainly includes the detailed planning and coordination of design and building documentation, leading to the most important goals, such as improving quality, reducing time and controling construction costs. The processing of the design documentation is a necessary element in the contracting process for building construction and it is required in order to comply with both national and international standards and provide an easier management of the building process, as well as faster and more accurate construction cost estimates in the early stages of the investment cycle. Analysis of the state of local and global practice crystallized and formed the subject of research: the lack of clearly formulated, science-based nomenclature and classification, which would allow standardization in the development of the design documentation, and therefore improve the relations and processes in all stages of the building life cycle. Structured and standardized design documentation becomes the common link for the transmision of data, descriptions, monitoring and evaluation informations throughout all phases of the project. The research has resulted in the definition of specific criteria according to which a standardized model of classification was formed, based on the elements of the building according to the place and function of the building. The purpose of the model is to provide clear communication between participants in the building process in terms of workload and costs in each stage of the building life cycle. A model of classification based on building elements becomes a design documentation constant base in the highly dynamic process of designing and constructing. At the same time, the model provides flexibility in the further development of building technology and the application of the materials. The model is not dependent on the economic and technological changes that are inevitable, since, it sets the building into a logical, central position in the construction process...
AB  - Тема истраживања је формирање модела класификације елемената архитектонских објеката у техничкој документацији. Природа процеса пројектовања и изградње објеката захтева стварање и сакупљање информација широког спектра у свакој фази животног циклуса архитектонског објекта. Специфичности овог процеса захтевају јасне формате у којима ће информације конзистентно да се преносе из фазе у фазу. Правци развоја грађења и тенденције високоразвијених система у свету указују да је потребно обратити више пажње процесима који претходе самој градњи, у које сигурно спада и подробно планирање и усклађивање форми израде техничке документације, што води најважнијим циљевима у изградњи, а то су унапређење квалитета, скраћење времена и контролисани трошкови грађења. Ниво обрађености техничке документације, која је неопходни елемент процеса уговарања за изградњу објекта, потребно је да одговара како домаћим, тако и светским стандардима и да омогући лакше управљање процесом изградње и бржу и прецизнију процену трошкова грађења у раним фазама инвестиционог циклуса. Анализом стања у домаћој и светској пракси искристалисао се и обликовао предмет истраживања: недостатак јасно формулисане, научно засноване номенклатуре и класификације, која би омогућила стандардизацију у изради техничке документације, а самим тим и унапредила односе и процесе у свим фазама животног циклуса архитектонских објеката.Форматизована и стандардизована техничка документација постаје заједничка нит за пренос података, описа, праћење и евалуацију кроз све фазе пројекта. Реализовано истраживање има за резултат дефинисање конкретних критеријума, чијом применом је формиран стандардизован модел класификације, базиран на елементима зграде према месту и функцији на објекту, неопходан је у циљу омогућавања јасне комуникације између учесника у изградњи у погледу обима послова и трошкова у свакој фази животног циклуса зграде. Овако формиран модел класификације елемената у техничкој документацији представља константу у изузетно динамичном процесу пројектовања и грађења архитектонског објекта. Истовремено, модел нуди флексибилност у даљем развоју технологије и примене материјала, с обзиром да, постављајући архитектонски објекат у логичну, централну позицију у процесима инвестиционе изградње, није зависан од економских и технолошких промена које су неминовне...

Реализовано истраживање има за резултат дефинисање конкретних критеријума, чијом применом је формиран стандардизован модел класификације, базиран на елементима зграде према месту и функцији на објекту, неопходан је у циљу омогућавања јасне комуникације између учесника у изградњи у погледу обима послова и трошкова у свакој фази животног циклуса зграде. Овако формиран модел класификације елемената у техничкој документацији представља константу у изузетно динамичном процесу пројектовања и грађења архитектонског објекта. AB  - Racionalna proizvodnja, prenos i korišćenje energije u objektima predstavlja jedan od
najvećih troškova kako za proizvođače i isporučioce energije tako i za vlasnike i
korisnike objekata. Posle zarada zaposlenih i održavanja zgrade, energija je sledeći
veliki trošak/investicija rukovodećim timovima obrazovnih ustanova. Mere za
smanjenje potrošnje energije, nadgledanje i dostupnost informacija o potrošnji su osnov
za usklađivanje potrošnje energije sa drugim poslovnim ciljevima kao što je poboljšanje
komfora korisnika i/ili obrazovnog procesa u celini.
AB  - Rational production, transmission and use of energy in buildings are one of the biggest
costs for producers and suppliers of energy and for the owners and users of buildings.
After salaries and building maintenance, energy is the next big expense/investment for
management teams of educational institutions. Measures to reduce energy consumption,
monitoring, and availability of information on the consumption are the basis for
harmonization of energy consumption with other business objectives such as improving
comfort for users and/or the educational process as a whole.

AB  - The interest of the architectural profession for the cost analysis and the ties between design decisions and cost occurrence is above all focused on the initial costs. Life cycle. costs, or the in-use costs, are insufficiently analysed in theory and their practical managing in real projects is made difficult by the vagueness and inconsistencies of the regulation. These are the reasons to propose a classification and systematisation of the life cycle costs, as to the frequency, mode of occurrence, and distribution. The aim is to identify and distinct costs and the pattern of their breakdown and appearance, in order to create bedrock to solve the problems derived from the lack of relevant data and information, and the impediments in the process of analysis and forecasting. This would set path to establish a link between architectural design decisions and life cycle costs.
