Abstract
Real estate is one of the most important parts of a corporate capital, as well as of wealth of an individual or a society; and management and maintenance of the built environment are connected with huge costs that owners or users intend to reduce. The concept of Facility Management (FM) is applicable first of all on the corporate level, but nowadays it is often used in urban and regional contexts as well. FM as recently introduced discipline, aims in supporting a strategic, efficient and cost-effective management of built environment, optimization of performances, quality improvement and control, cost reduction, transparency of budgets; affecting both organizational core business and urban environment.
Zemljište i objekti su najznačajniji deo imovine svakog preduzeća ili pojedinca, a upravljanje, kontrola i zaštita tih resursa je veliki trošak koji vlasnik ili korisnik tih resursa želi da kontroliše i smanji. Upravljanje objektima, opremom i održavanjem (Facility Management) čine procesi bez kojih se ne može zamisliti racionalno - domaćinsko poslovanje. To je skup aktivnosti koje vlasniku ili korisniku objekta i zemljišta - nekretnine mogu da obezbede efikasno upravljanje, očuvanje i uvećanje tržišne vrednosti nekretnine, efikasniji proces rada, poboljšanje i unapređenje radnog prostora i okruženja, zaštite životnu sredinu i, ono što najviše interesuje vlasnike i zaposlene, uvećanju zarade i poboljšaju životni standard. FM je tehnologija upravljanja koja obezbeđuje strateško, efikasno, precizno i transparentno planiranje i upravljanje kao i optimiziranje tih procesa i poboljšanje kvaliteta te kao takva nije interes samo pojedinca, preduzeća ili određenih stručnih i naučnih krugova, v...eć čitavog društva na čelu sa predstavnicima vlasti.
